A master-planned community consisting of approximately 400 acres of land located on the Estes Peninsula of Joe Pool Lake. The project was the first of its kind for Grand Prairie as a master-planned development with a variety of home and lot sizes, neighborhood retail, elementary school, multiple amenity centers and extensive hike and bike trail systems. The project consists of approximately 1,300 lots in seven villages. Four lot sizes exist within the villages to allow for multiple products and housing prices. Builders in the project have included David Weekley Homes, Drees Homes, K. Hovnanian Homes, Highland Homes, Sotherby Homes, Grand Homes and Innovation Builders.

Frank Murphy was instrumental in the creation of a public improvement district (“PID”) that was created in 2003 for the entire peninsula, including this development.

Construction commenced on the project in 2000 and the last lots and retail land were sold in 2013. The total land and development cost was approximately $40 million.
